Our great value, one-stop service provides the following for your home:
Management:
Pool care: the pool is cleaned and chemically checked by a licensed pool operative once a week, every week. At cleaning, the pool deck areas are hosed down.
Lawn care (where required) - this includes the cutting and edging of the grass by licensed operatives. Tree and shrub trimming is carried out when necessary. The sprinkler system is checked on a regular basis to ensure compliance with local watering restrictions.
Housekeeping: our team of housekeepers are licensed and insured to carry out the cleaning required after each departure. Any damages are reported. Each clean involves the laundering of the bed linen and towels, thorough cleansing of the kitchen and bathrooms and general cleaning of the living areas, including vacuuming and/or mopping the floor throughout the home. In addition to this and depending on how busy a home is with rentals, a deep clean is scheduled throughout the year and this involves cleaning everything in the home which would not normally be done on a regular cleans - this work generally takes 1 or 2 full days and includes the stripping out of kitchen cupboards, pulling out of anything moveable in order to clean behind or underneath and the cleaning of all kickboards. This is done to keep the homes in first class condition.
Air conditioning filters are changed regularly to help prevent problems occurring with the a/c units.
We will assist in obtaining the required local and State licenses.
Before each arrival, a check is made of the home in order to make sure such things like the light bulbs and smoke detectors are all working and there are no issues for incoming guests to deal with.
A guest information book is left in the home, giving information on the villa, the area and our contact details.
Fire extinguishers are serviced every 12 months by an insured and regulated Company.
All our homes are fitted with either a lockbox and/or electronic keypad so that guests do not have the inconvenience of travelling to an office to collect keys for the home.
Each home is checked on a regular basis, even if it stands vacant for a period and any problems are reported to the owner. If works are required on a home, we will carry these out in a timely manner and advise the owner of such. For repairs costing over $100 we contact the owner before proceeding.
Management invoices are issued mid-month for payment by 1st of following month and payable one month in advance. We do ask that owners sign a basic Management Agreement with us and that if you wish to terminate the agreement, 1 months' notice is given.
We do not operate an escrow system.
Our homes are all licensed individually so that your license goes wherever you go for management.
Fees:
Management for homes without lawn care (where this is provided by HOA) $225
Management fees for homes including lawn care $300
Cleaning fees applied to each clean in the home:
3 bed roomed homes $80
4 bed roomed homes $95
5 bed roomed homes $110
6 bed roomed homes $125
We also offer a caretaker service to those homes which are not rented
Rental program
Our managed homes are eligible to enter our rental program and this involves the supply of good quality rentals for your villa and inclusion in our website at:

Of course we do understand that some owners prefer to obtain their own rentals. When owners have their own reservations, no commission or admin fees are charged. For rentals provided through our company, we charge a 10% commission and make the owner payment within 10 days of the guest departure.
We also offer rentals from our wholesale agents on an ad- hoc basis. The choice lies with the owner to accept these as the payment terms are slightly different and available upon request.
We are 100% committed that no-one will ever stay in your home without you being informed.

We work alongside realtors who will obtain ideal property matches for your requirements and budgets, and who will guide you through the purchasing process at all stages.
