Our great value, one-stop service provides the following for your home:


Management:

Pool care: the pool is cleaned and chemically checked by a licensed pool professional once a week, every week. This service includes the cleaning and brushing of the pool, a chemical balance check, filter cleaning, and the hosing down of the pool deck. If pre ordered, pool heat is turned ON/OFF on the day of arrival and departure as a complimentary service.

Lawn care (where required) - this includes the cutting and edging of the grass by licensed operatives. Tree and shrub trimming is carried out when necessary. The sprinkler system is checked on a regular basis to ensure compliance with local watering restrictions.

Housekeeping: We will make sure your home is kept to our high standards of cleanliness and our team of housekeepers are licensed and insured to carry out the cleaning required after each departure. Any damages are reported.

Each clean involves the laundering of the bed linen and towels. All additional linens are placed neatly folded in cupboards. Dining tables are set up and the thorough cleaning of the kitchen and bathrooms including mopping, dusting, vacuuming and general tidying throughout the home is carried out. Games rooms are set up and tidied and pool deck areas cleaned and tidied. We provide complimentary hand soap, toilet roll, dishwasher tablets and trash bag for incoming guests as 'starter items'.

In addition to this and depending on how busy a home is with rentals, a deep clean is scheduled throughout the year and this involves cleaning everything in the home which would not normally be done on a regular cleans this work generally takes 1 or 2 full days and includes the stripping out of kitchen cupboards, pulling out of anything moveable in order to clean behind or underneath and the cleaning of all kickboards. This is done to keep the homes in first class condition.

A pre arrival check is made for incoming guests this ensures the home is 100% ready for guests and includes checking light bulbs, smoke detector batteries, flushing of toilets and sweeping of the pathways.

A departure check is carried out too just to make sure there is no damage. We report this straight away.

Pest control includes quarterly internal (and where required, external) treatments. Pest control is a cost of $300 per year but can be paid monthly at $25. External & internal is a $600 per year charge but can be paid monthly at $50. Termite bonds can also be purchased for a separate, competitive cost.

Air conditioning filters are changed regularly to help prevent problems occurring with the a/c units.

We will assist in obtaining the required local and State licenses and setting up the relevant tax accounts. Taxes on the reservations through Dennis Homecare Services are filed and paid directly by Dennis Homecare Services.

A guest information book is left in the home, giving information on the villa, the area and our 24 hour contact details.

Fire extinguishers are serviced every 12 months by an insured and regulated Company

All our homes are fitted with either a lockbox and/or electronic keypad so that guests do not have the inconvenience of travelling to an office to collect keys for the home.

Each home is checked on a regular basis, even if it stands vacant for a period and any problems are reported to the owner. If works are required on a home, we will carry these out in a timely manner and advise the owner of such. For repairs costing over $100 we contact the owner before proceeding.

Air conditioning units should be serviced every 12 months and we use a licensed/insured company to carry this work at an additional cost.

We do advise the home to be monitored by an alarm company and we are the first point of contact should an alarm be triggered in the home.

Management invoices are issued mid-month for payment by 1st of following month and payable one month in advance. We do ask that owners sign a basic Management Agreement with us and that if you wish to terminate the agreement, 1 months' notice is given.

We do not operate an escrow system.

Fees: All homes are charged an Annual Fee of $150 and this covers the cost of all batteries (smoke detector, TV remote, electronic door locks etc), annual fire extinguisher service, all a/c filters and all bulbs installed throughout the year. The annual fee is charged with first statement and billed annually thereafter.

Management for homes without lawn care (where this is provided by HOA) $225 per month

Management fees for homes including lawn care $300 per month

Management fees for condos $100 per month

Cleaning fees applied to each clean in the home:

2 and 3 bedroom condos - $65
3 bed roomed homes - $75
4 bed roomed homes - $90
5 bed roomed homes - $105
6 bed roomed homes - $125

We also offer a caretaker service to those homes which are not rented. These packages can be customized to each owners needs and we are always available to discuss these.

Rental program - The managed homes which are rented out by owners are also eligible to enter our rental program and this involves the supply of good quality rentals for your villa and inclusion in our website at

Of course we do understand that some owners prefer to obtain their own rentals. When owners have their own reservations, no commission or admin fees are charged.

For rentals provided through our company, we charge a 10% commission. We also offer rentals from our wholesale agents on an ad- hoc basis. The choice lies with the owner to accept these as the payment terms are slightly different and available upon request.

We are 100% committed that no-one will ever stay in your home without you being informed first.
